Some useful notes for Lessees.

If you’re reading this page, you’ve probably been notified of our appointment. The owner of the building (the freeholder) has instructed us to manage the property you currently lease.

Service Charges...

All service charge monies are held in a statutory trust account and annual accounts are prepared and sent out as per the terms of the individual leases and the statutory requirements.

Letting your property…

It is usual for you to notify the Landlord if you wish to let your property. A small fee is payable for the registration of subletting. Full details are available from our office in one of our Property Management Guidance Notes. It is important that you notify the Landlord that you have sublet your property since the failure to do so may invalidate the buildings insurance policy.

Alterations and changes…

It is usual for your Landlord’s consent to be obtained BEFORE you undertake any alterations to the property. This includes minor alterations or additions to the property. You should seek consent prior to undertaking any alterations or additions to the property. A nominal fee is payable for processing applications. Full particulars are available from our office in one of our Property Management Guidance Notes.

Making payments…

We accept payments by cheque in favour of “Circle Residential Management”.

Your contact details…

It is essential that the information we hold for you remains current and accurate. Wherever possible, we will ask you to confirm your details. It is particularly important that we have a current telephone number for you in the event we need to contact you urgently.

Under the provisions of s166 of the Commonhold & Leasehold Reform Act 2002 if you wish your payment requests for future ground rent or service charges to be sent to any other address than at the property you must provide the details in writing. Please note that your alternative address must be in England and Wales and that we are unable to send payment requests abroad.
